1. Position Details

• Position Title: Building Superintendent
• Department: Projects / Site Operations
• Reports To: Project Manager
• Location: Project Site

2. Introduction of the Position

• The Building Superintendent is responsible for the day-to-day supervision of all on-site construction activities. This role ensures the works are built to program, to specification, and to the highest safety and quality standards.

3. Expected Outcome of the Job

Within 12 months, the Building Superintendent will:

• Achieve 95% adherence to site program
• Reduce rework to <2% of project value
• Maintain a safe site with zero work related incidents
• Ensure work quality meets client and design standards

4. Working Relationship

• Reports to: Project Manager
• Direct Reports: Building Supervisor, Site Foreman, Tradesmen
• Key Internal Stakeholders: Project Engineer, Procurement, safety officer
• Key External Stakeholders: Subcontractors, Client reps, Consultants
  
  Key Responsibilities
  
  
• Site Supervision: Direct and coordinate daily works and give monthly or weekly deadlines
• Program: Monitor and report on progress vs program. Identify delays and solutions
• Quality: Conduct inspections and ensure work meets drawings/specs
• Safety: Enforce WHS plan, inductions, and site rules
• Coordination: Manage site logistics, deliveries, and interfaces between trades
• Reporting: Daily diaries, progress photos, and weekly reports to PM

5. Qualifications & Experience

• Education: Trade qualification + Diploma in Building
• Experience: 8+ years site experience in supervisory roles
• Skills: Reading drawings, Subcontractor management, Problem solving
